Refunds for cancellations will depend on the amount of time remaining before ‘Arrival Date’ as follows:
· More than 60 days remaining, 100% refund less booking deposit
· Between 59 days and 46 days remaining, 50% refund less booking deposit
· Fewer than 45 days remaining, 0% refund
Bookings are subject to any executive orders and restrictions in place at the time due to pandemics. Please ensure you are adequately ensured, as we cant be held responsible for any losses that are not covered by insurance. We will move dates but will not be able to offer any refunds outside of or normal terms and conditions.
All persons listed on the booking form are responsible for the care of the property and are expected to take reasonable care of it. Please ensure all doors and windows are locked whenever the property in unoccupied.
All members of the party must be registered on the booking form and with the management company within 24 hours of arrival.
Please take time to read the Villa Manual on arrival, this will provide information on all equipment, safety, refuse collection, etc.
Smoking is STRICTLY PROHIBITED anywhere within the property.
Disability service dogs are permitted, an additional cleaning fee will be charged. Pets of any kind are not permitted on the property.
Party size and restrictions
Florida state law requires that everyone occupying the property (including children) be listed on the guest booking form. Children must not be left unaccompanied in the villa. The property is licensed to sleep 12 persons.
Vehicles should not be parked on the road overnight, please use the driveway. All vehicles must be able to park off the road, we can fit two large vehicles on the drive and possibly 3 small vehicles. One vehicle no larger than a minivan can be put in the garage. Vehicles parked on the road may be towed at the owners/renters expense.
Disability equipment is used entirely at your own risk. Please take time to read manuals before using any of the equipment. Notice must be taken of the weight limits on the equipment and should not be exceeded. All equipment will be serviced according to manufacturer recommendations. The management company will hold details of equipment suppliers and emergency engineers. Standby, manually operated equipment is available for use in the event of a failure of the main equipment or during prolonged failure of mains electricity. Failures due to incorrect usage or overloading the equipment will be chargeable. In the event of a failure please notify the management company as soon as possible.
A sling for the ceiling hoist is not provided (you must take your own—please ask about compatibility) this is for reasons of hygiene and due to the specific requirements of the individual. The pool hoist has a medium sling provided, which cannot be guaranteed to be 100% hygienic, however the chlorine in the pool and the effect of drying in the sun will maintain hygiene at a generally acceptable level.
All equipment has a maximum working load of 400lbs (180Kg)
Disability equipment is used entirely at your own risk. The owners of the villa and the management company accept no responsibility whatsoever for death, personal injury, accidents, loss or damage to persons or personal belongings however caused. There is no lifeguard on duty at the pool and it is a major condition of the reservation that use of the rental property and pool is entirely at your own risk.
The owners of the property or the management company cannot accept any liability for any loss of rental time due to travel problems, flight delays or cancellations, industrial disputes or any events outside our control, including any form of Force Majeure this includes Pandemics and Hurricanes. We strongly recommend that you take out adequate travel insurance for all members of your party, we can not be held responsible for your insurance not paying out.
Complaints or Dissatisfaction
In the unlikely event of a complaint during your stay please contact the property management company immediately. If the matter cannot be resolved you should contact the owners, in writing, within 14 days of the end of the rental period. If the problem has not been reported, as requested, to the property management company the owner cannot accept any responsibility.
